The City has received a Site Plan Control application from North American Development Group for 21 Huntmar Drive, a vacant piece of land just north of the Keg, and across from the Food Basics. The site plan is needed to permit the construction of two six-storey, u-shaped apartment buildings with 344 apartments (140 in one, 204 in the other), 517 parking spaces, and 185 bicycle parking spaces.
The site plan includes landscaped courtyards between the buildings, surface parking for visitors, and one central vehicle access point off of Huntmar. This access would be aligned with the entrance to the shopping plaza (just in front of Food Basics), and there would be new traffic lights installed as part of the development. There would also be a new sidewalk built along the entire west wide of Huntmar Drive, and a new northbound left-turn lane to enter the site.
The site is zoned AM7 (Arterial Mainstreet, Hazeldean Road Subzone), which permits mid-rise apartment buildings. The site received a minor variance last fall to increase the permitted height of the buildings from 15 to 20.8 metres. There are minimum setbacks required to provide a buffer space between the homes on Coriolis Court and the apartment buildings.
